Terms of Use

These terms cover your use of villorbit.com and, where you hire us, the basics of how we work. The details of any engagement (scope, fees, start date) are agreed with you in writing before you pay anything, and those written terms take priority.

The website

  • The site describes our service and our packages. Prices shown are in Indian rupees; the written agreement confirms the final amount.
  • Don't misuse the site: no attempts to break in, overload it, scrape it at scale, or send false enquiries.

Our service

  • We plan and run Meta ad campaigns, write scripts, produce videos and creatives, set up an advanced real estate CRM for lead follow-up, and optimise and scale campaigns, working with your sales team.
  • No guaranteed results. We don't promise a number of leads, site visits or bookings, a fixed cost, or that costs will fall. We promise the work, the measurement, and continuous optimisation.
  • We only run ads for MahaRERA-registered projects.

Fees, ad spend and leaving

  • Fees are monthly, paid in advance, as agreed in writing. Ad spend is paid by you directly to Meta from your own ad account; it is never part of our fee.
  • There is no lock-in: tell us before your next month's fee is due and you owe nothing more.
  • Fees for a month that has already started are not refundable, unless we agree otherwise in writing.
  • WhatsApp message charges are confirmed at onboarding and billed at cost.

Your responsibilities

  • Give us accurate project information and keep your MahaRERA registrations valid.
  • Approve ad content before it runs, and make sure your sales team follows up leads as agreed.
  • Keep ownership and billing of your Meta business portfolio and ad account in your firm's name.

Ownership

Your ad account, lead forms, leads and CRM data are yours, and you keep them if you leave. Creatives we make for you are yours to use once the month they were made in is paid. We show work we did for you on this site only with your written permission.

Confidentiality

We keep your leads, numbers and business information confidential and use them only to deliver our service.

Liability

To the extent the law allows, our total liability for any claim is limited to the fees you paid us in the three months before the claim. We aren't liable for Meta's decisions (such as ad rejections or account restrictions), for losses caused by third-party platforms, or for indirect losses.

Law

These terms are governed by the laws of India. Courts in Navi Mumbai and Mumbai, Maharashtra have jurisdiction.
